What's the difference between a fixed-rate and floating-rate mortgage?

A fixed-rate package locks in your interest rate for a set period, giving payment certainty but usually a lock-in penalty if you exit early. A floating-rate package moves with market benchmarks (like SORA), which can mean lower costs but less predictability. We'll walk you through which suits your plans.

How much can I borrow?

This depends on your property type, income, existing debt obligations, and regulatory limits — including Loan-to-Value (LTV) limits and TDSR/MSR thresholds. Our free eligibility check gives you a clearer picture before you approach a bank.

What is TDSR/MSR and how does it affect me?

TDSR (Total Debt Servicing Ratio) caps your total monthly debt repayments at 60% of gross income. MSR (Mortgage Servicing Ratio), which applies to HDB flats and ECs, caps mortgage repayments at 30% of gross income. Both affect your maximum loan quantum.

Is refinancing worth it for me?

It depends on your current rate, remaining lock-in period, and how long you plan to keep the property. In some cases, refinancing costs (legal fees, valuation, clawback penalties) outweigh the savings — and we'll tell you if that's the case.

What documents do I need?
